One side of the table. Never both.

We act for buyers searching for a home and for owners selling one — but never for both parties to the same transaction, and we say in writing which side we are on before you see anything. For a buyer that means the whole of Malta and Gozo searched: the listed market and the quiet one, the houses that were never going to be advertised. The house carries at most forty searches at a time; the register begins, as a rule, at one million euro.

Every client is assigned one concierge — your dedicated agent, the same person from first call to closing — who answers their own telephone and handles the file to the handing over of keys. Most searches end at the second or third introduction.

Every candidate is visited, measured and documented by the house before you are shown anything. And if Hypomo is not the right house for your search, we will say so on the first call — and suggest where to go instead. Ask us →

For buyers from abroad

Buying from America.

Can an American buy in Malta?
Yes. Non-EU buyers need the AIP permit — the Acquisition of Immovable Property permit — which is routine for a qualified buyer. We prepare and file it for you.
Is there an MLS?
No. The market lives across rival agencies, notaries and word of mouth; no single list shows everything. This is precisely why one retains a buyer's agent.
How does the purchase go?
Offer, then the konvenju — the promise-of-sale, Malta's version of going under contract — with a 10% deposit. The notary, who in Malta is the lawyer who searches and verifies title, takes about three months. Then the final deed, and keys.
What does it cost, beyond the price?
Stamp duty of about 5%, the notary at 1,5% – 3%, and our fee — fixed, stated in writing before we begin, paid at closing. Most purchases here complete in cash; local financing works differently than in the States.
