The Boat Store, Birgu
A converted waterfront store on Dockyard Creek. Morning light until eleven.

It was a store for boats, and before that, in all likelihood, for rope. The vaulted ground floor is the original, and the client kept it — a room that is cool in August without help.
Dockyard Creek is a working harbour rather than a marina, and the difference matters: the noise is early and honest, and it stops.
The house was never listed. The owner had mentioned to a neighbour that he might sell in a year or two; the neighbour mentioned it to our concierge over coffee.
This house is found. The next one is not.
№ 11 was found for a client and is no longer available — every house in the register is a search we completed, not a listing we hold. If it is the kind of thing you are looking for, that is precisely what we do next.
