Buying in The Three Cities

Older than Valletta and, for a long time, cheaper. That gap has narrowed, but the character has not: this is where people live rather than visit.

Birgu — Vittoriosa on the maps — was the knights' first home, and the streets behind the waterfront are the oldest continuously inhabited in Malta. Senglea sits on the next finger of land, Cospicua behind and between them. Together they face Valletta across the Grand Harbour, which means the view from here is the one visitors photograph from there.

The waterfront is a marina and is busy. Fifty metres inland, the streets are as quiet as anywhere on the island, and largely residential — bakeries, band clubs, a great deal of washing.

The stock is townhouses and converted stores, often narrow and deep, frequently with roof terraces that are the whole point of the house. Restoration standards vary enormously, from scrupulous to alarming.

Who buys here

Buyers who want harbour and history without Valletta's prices or its visitors — and who prefer a neighbourhood with a butcher to one with a boutique.

Before you offer

What to watch for in Three Cities.

The things that change a price, or a decision, and are easier to establish before an offer than after one.

Restoration quality

The quarter has been restored in waves, not all of them careful. Look at what is behind the plaster: cement render on limestone traps moisture and causes the damage it appears to hide.

The marina

The waterfront is a working and leisure marina. It is lively in summer and near-silent in winter. Visit in both if you can, or ask someone who has.

Narrow access

Some streets will not take a van. This matters for renovation costs more than buyers expect.

Ċens

As common here as in Valletta, and for the same historical reasons. Establish it early.
