Mdina holds a few hundred residents inside its walls and closes to traffic. Houses within it are among the rarest assets in Malta: they come up seldom, sell quietly, and are almost never advertised. Rabat, immediately outside the gate, is a proper town with a market and considerably more stock.

Beyond them lie the villages — Lija, Balzan, Attard, Naxxar — which is where to look for a garden. The three villages in particular were where wealthy Maltese families built summer houses, and the walled gardens behind those houses are the reason they still command what they do.

This is car country. It is also where the island's best-preserved village cores are, and where a house is likelier to have a yard, a well and a roof that is genuinely yours.

Who buys here

Buyers who want space, a garden, and a village rather than a seafront — and, in Mdina, buyers who want a house that perhaps two hundred people in the world can claim to own.

Scheduling inside the walls

Mdina is Grade 1. Assume nothing may be altered externally, and very little internally, without permission.

Wells and cisterns

Most older houses have one. They are an asset when sound and a liability when not — and they are often undeclared.

Boundaries

Village properties frequently have boundaries that the deed and the wall describe differently. This is settled before the konvenju or it is settled expensively later.

You will need a car

Public transport exists and is slow. Budget for two cars if two adults work.
