Sliema and St Julian's run along the north-east coast facing Valletta across Marsamxett Harbour. This is the island's commercial and residential centre of gravity: the shops, the offices, the schools, and a very large proportion of the apartment stock built since 1960.

It is also where most of the current construction is, which is the central fact for a buyer. A view of open water is worth a great deal here precisely because a view of anything else may be built out. Establishing what may be constructed opposite, beside and above is not optional diligence — it is the diligence.

The compensation for the density is genuine: one can live here without a car, everything is open all year, and reselling is easier than anywhere else on the island.

Who buys here

Buyers who want convenience, liquidity and a lock-up-and-leave — and buyers who intend to let, since this is where demand is deepest year-round.

What may be built opposite

The single most important search in this district. Planning applications are public; we check the neighbouring parcels before recommending any property with a view.

Block quality and common areas

Two blocks of the same age can differ enormously. Look at the lift, the roof, the water tanks and the state of the common parts — they predict what you will be asked to contribute towards.

Noise

St Julian's contains Paceville, the island's nightlife district, and the boundary is not gradual. A street can be quiet and be four minutes from very loud.

Parking

Frequently the deciding factor on resale. An allocated space is worth having in writing, not in conversation.
